St. Mary's County Listing Agent

SELLING WITH DAWN

St. Mary’s runs on a rhythm most agents ignore: the Naval Air Station Patuxent River PCS cycle. Sell in step with it, price to the right community, and Leonardtown to Lexington Park homes move fast and strong.

I am Dawn Riley, an Associate Broker and Master Certified Negotiator Expert (MCNE) with 25+ years selling across Southern Maryland. St. Mary’s is a market with its own clock. Naval Air Station Patuxent River, NAVAIR, and the contractor economy around it drive a steady stream of PCS moves, clearance-timed relocations, and VA-financed buyers, and that flow peaks with the summer transfer season.

Sell without accounting for that rhythm and you can misprice or mistime a good home. I price to the specific community, market to the incoming Pax River buyer or the local move-up buyer, and negotiate every term. My long-run sold-to-list average runs over 101%, and my Pricing Strategy Advisor (PSA) training is a big part of that.

Time it and price it.

Read the Pax River transfer season, price to the community and property type, market to the buyer who is actually inbound, then negotiate the whole contract.

St. Mary's is several markets on two rivers

The county reaches down to the tip of Southern Maryland between the Potomac and Patuxent rivers, and value shifts across it. Lexington Park, California, and Great Mills sit next to the Pax River gates and turn over with the PCS cycle, drawing military families and contractors who often need to buy or sell on a fixed report date. Leonardtown, the county seat, has become a genuine draw of its own with a revitalized square and waterfront wharf. Hollywood, Mechanicsville, and Charlotte Hall to the north mix acreage and commuter access up Route 5 and 235. Along the water, Piney Point, Ridge, Drayden, and St. George Island trade on the Potomac and the Bay with true waterfront pricing.

Much of the county is well and septic, so perc and water quality are part of the sale. I price and prepare with the property type and the buyer’s financing in mind.

Homes near the Pax River gates in California, Lexington Park, and Great Mills sell to inbound military and NAVAIR families, frequently on VA loans and tight timelines. Waterfront homes on the Potomac and around Ridge and Piney Point are priced on shoreline, pier rights, and depth. Leonardtown and the northern commuter belt each draw their own buyer. I match the marketing to the home.

Pax River sets the tempo

No employer shapes a Southern Maryland county the way Naval Air Station Patuxent River shapes St. Mary’s. NAVAIR, the test and evaluation mission, and the contractor community around the base generate constant PCS turnover: families reporting in and rotating out on orders, buyers who need to close before a report date, and sellers who list the moment they get transfer news. That is why timing and financing fluency matter so much here. I know how to position a home for an inbound buyer on a VA loan and a clearance timeline, and how to price and market for the summer peak when the most families are moving. When you sell with me, we build the timeline around the market’s clock, not against it.

How I get you over list

1. Strategic pricing

Community-level comps adjusted for waterfront, acreage, and well-and-septic realities, timed to the Pax River transfer season so your price pulls competition.

2. Marketing that travels

Drone and aerial video, 3D tours, professional photography, and a 150k+ social audience reach inbound military and NAVAIR buyers before they ever land in town.

3. Negotiation that protects equity

I negotiate price, inspections, VA appraisal risk, well and septic contingencies, and closing timelines. Five negotiation designations and Yale training defend your bottom line.

“Thank you for all your help. I am so thankful that you were able to sell my home quickly. You delivered every expectation I had.”
