Annapolis homes & community guide

Living in Annapolis, Maryland

Historic streets, waterfront outings and an everyday look at Annapolis real estate.

Let’s get to know Annapolis

Annapolis can mean a walk downtown, a neighborhood setting or a home farther from the center with an Annapolis mailing address. Tell me which version fits your life. A picturesque street is lovely, but so is knowing where you will park when you bring the groceries home.

As your Anne Arundel County Realtor®, I help you compare the home, the property and the daily routine. We can start with what matters to you and work through the details together.

A little local history

Annapolis developed from a settlement founded in 1649 and became Maryland’s colonial capital in the 1690s. The city’s historical account traces its earlier names, including Providence and Anne Arundel’s Towne, before Annapolis. Its seaport and government history still give the streets and waterfront much of their character.

Comparing homes and property settings

We will compare location, parking, outdoor upkeep and the home’s condition alongside the city boundary. A historic home may bring additional review requirements for changes. Let’s find out what applies before you fall in love with a renovation plan.

Everyday life

Try the routes to work, your regular errands and the places you expect to walk. Confirm whether the property is inside the City of Annapolis, then check municipal taxes, utilities, permits and parking rules. A mailing address is a useful starting point, not the complete answer.

Amenities and things to do

  • Annapolis visitor resources: In the city: explore historic streets, waterfront destinations and local visitor information. Check individual sites before your visit.
  • Quiet Waters Park: In the Annapolis area: trails, a South River overlook, dog park and dog beach. Check the park website for current facilities, admission and activity rules.
  • Anne Arundel County libraries: Around Annapolis and the county: compare branch locations and programs with your routine.

The linked organizations are the sources for these amenities. Check current hours, access, fees, reservations and closures directly before visiting.

Schools in and around Annapolis

These are nearby school research links, not a complete attendance map or a guaranteed assignment for a home.

Use AACPS school assignment locator and confirm the exact address and school year with Anne Arundel County Public Schools. Ask about boundary changes, transport and program admissions. Sources: official school websites and AACPS.

Try your everyday routes

Test your full work trip, including downtown streets, parking and the regional roads you use. If your plans include regular travel toward Washington, Baltimore or the Naval Academy, try the actual route at your usual time. A sunny weekend outing is not a weekday travel estimate.

Before you buy: my verification checklist

A pretty home deserves practical questions. Here is what I help you work through as your Anne Arundel County Realtor®.

  • Water: confirm supplier, connection, bills and any front-foot or deferred charges through the applicable utility office. For a well, review records, testing and condition with county Environmental Health.
  • Sewer or septic: verify the actual system and maintenance obligations. For septic, review permits, inspections, capacity and replacement area; discuss additions with Environmental Health.
  • HOA, civic association or benefit district: review covenants, membership, assessments, budgets and approvals. Ask separately about club, pool, beach and marina eligibility, costs and availability.
  • Flood zones and shoreline: start with FEMA’s official flood-map lookup, review drainage and known flooding, and obtain insurance guidance for the home. For waterfront, investigate shoreline condition, pier permits, water depth and access rights.
  • Internet and cell service: check the FCC broadband map, then confirm service, installation, speeds and costs directly with providers. Test reception at the home.
  • School assignment: use the AACPS resources above and confirm the address for the relevant school year. A neighborhood name does not establish attendance.
  • Permits, access and boundaries: review the plat, easements, shared roads, current zoning and permit records. Confirm whether city or county offices have jurisdiction, plus any historic or Critical Area considerations.
  • Inspections and your routine: arrange appropriate inspections and test the trips you make most. Loving the kitchen is a good start; let’s make sure the rest works too.

Selling Annapolis real estate

Tell me what you have enjoyed about the home and its setting. We will use those details to help buyers understand the property, then compare condition, recent closed sales and current competition. A countywide average cannot replace a closer look at your home.

As your Anne Arundel County Realtor® for selling, I help plan preparation, photography, pricing and negotiations around the property. We will explain access rights and community costs clearly alongside the features buyers can see.

Planning changes and projects to follow

The Annapolis Ahead 2040 Comprehensive Plan was adopted with amendments on July 8, 2024. The city’s comprehensive-planning page describes work toward rezoning consistent with that plan. Check the actual property and any historic-district requirements with city planning staff.

An August 25, 2026 city update reports the City Dock resilience project under construction. Check current access, parking and waterfront restrictions as work progresses. Flood-mitigation work is not a substitute for evaluating a home’s own flood exposure.
