Living in California, Maryland
California, Maryland real estate: everyday convenience, Patuxent River outings and a closer look at the home behind the address.
Let’s get to know California
Yes, California, Maryland. You can leave the cross-country packing list at home. If you are comparing Southern Maryland real estate, this part of St. Mary’s County is worth exploring for its routes to everyday services, nearby recreation and the Patuxent River area.
As a Southern Maryland Realtor, I want to help you look past the bedrooms and see how a home would work for your life. We will compare the route to work, the setting around the house and the maintenance you actually want to take on. A promising location still deserves a test drive.
A little California history
The area’s story is much older than its shopping corridors. Myrtle Point, on the Patuxent River in California, contains documented archaeological sites, some dating back more than 9,000 years, according to the National Park Service. In more recent regional history, county planning documents describe how improved transportation expanded development north from Lexington Park toward California and Hollywood. That combination of a long river history and modern growth helps put today’s community in context.

Finding the right property setting
Look at the individual neighborhood, driveway, parking and outdoor space. If you are comparing a detached home with a townhome or condominium, include association costs, maintenance responsibilities and the documents governing the property. A lower-maintenance yard can be attractive, but we should know who handles what before calling it easy living.

Everyday life: the routes that matter
Try the trips to groceries, appointments and your workplace from the actual home. If NAS Patuxent River is part of your routine, include the entrance you use and any time beyond the gate. A place can look close on a regional map and still have a very particular morning rhythm.
Amenities and things to do
- Myrtle Point Park: In California: a Patuxent River peninsula with trails, wildlife watching, fishing and picnic possibilities. Check the county’s current park information for access, closures and fees.
- St. Mary’s County Recreation & Parks: County programs and facilities: use the official directory to compare classes, parks and activities with the home’s location.
- Lexington Park Library: Nearby in Lexington Park: books, library resources and programs. The official branch directory provides current locations and hours.
- Leonardtown Wharf Public Park: A regional outing in Leonardtown: waterfront time on Breton Bay. Check current park rules before planning water activities.

Schools in and around California
Here are local and nearby school websites for programs, calendars and family resources. This is a research list, not a guaranteed assignment or a complete attendance map.
- Evergreen Elementary School — In California.
- Esperanza Middle School — Nearby in Lexington Park.
- Great Mills High School — Nearby in Great Mills.
Use the St. Mary’s County school and bus locator and confirm the exact home address with St. Mary’s County Public Schools. Ask about current and proposed boundaries, transportation and any separate program admission rules. A mailing address or school named in a listing cannot settle the assignment. Sources: the official school websites and district resources linked here.
Try the commute before you commit
Test MD 235, the local roads and the complete route to your workplace at your usual times. If you cross the Thomas Johnson Bridge, include that trip in your visit. The right Southern Maryland home search begins with your schedule, not a best-case travel estimate.
Before you buy in California: my verification checklist
A Southern Maryland home can be a wonderful fit and still need a careful look behind the scenes. Here is what I help you work through before the decision gets ahead of the answers.
- Water: confirm the actual supplier, connection and charges with St. Mary’s County Metropolitan Commission (MetCom). If the home has a private well, ask about records, water quality, yield and equipment with St. Mary’s County Environmental Health.
- Sewer or septic: verify the system, any connection or deferred charges, and maintenance responsibilities. For septic, review records, inspection findings, approved capacity and replacement area with Environmental Health. My Southern Maryland well and septic guide helps organize the questions.
- HOA or condominium: review membership requirements, dues, budgets, assessments, restrictions and maintenance responsibilities. Shared space is lovely; knowing who pays for it is useful too.
- Flood zones, drainage and insurance: start with the FEMA Flood Map Service Center, review known flooding and drainage, and ask your insurer and lender about the property. A mapped zone is a starting point, not a promise that water will never be a problem.
- Internet and cell service: check reported providers through the FCC National Broadband Map, then confirm installation, speeds, pricing and construction costs directly for the address. Test reception inside the home. My rural internet guide has follow-up questions.
- School assignment: use the St. Mary’s County school and bus locator and confirm elementary, middle and high school assignments with St. Mary’s County Public Schools. Ask about boundary changes and transportation as well as current placement.
- Boundaries, access and plans: review the plat or survey, easements, shared roads, permits and zoning. For a municipality, confirm the town boundary, taxes, utilities and permit authority separately from the mailing address.
- Inspections and routine: arrange appropriate inspections and test the commute and errands. See my Southern Maryland inspection guide.
I help you bring those answers together as your Southern Maryland Realtor. The property records, serving utilities, association documents and appropriate professionals fill in the details that a listing description cannot.
Selling a home in California
Tell me what you have enjoyed about living here. We can use those details to help buyers understand the property, then build a pricing and preparation plan around relevant closed sales, current competition, condition and the lot. A townwide average is a starting point; your home deserves a closer look.
We will discuss which projects are worth doing, photography and the questions buyers are likely to ask. My selling guide explains how we can get started.
Planning changes: what is happening and what is proposed?
As of October 14, 2026, the county’s St. Mary’s 2050 resource page lists a Commissioners public hearing held October 6, 2026, as part of the comprehensive-plan adoption phase. A hearing is not itself adoption. Review the latest county decisions and the existing Lexington Park Development District plan, which covers the Lexington Park–California–Great Mills area, before making assumptions about future land uses.
Sources: California master plan update and Lexington Park Development District plan and maps.
The county’s development-district page identifies the master plan as adopted in February 2016 and provides land-use maps adopted in May 2018. Check the actual parcel, current zoning and subsequent amendments. The district boundary, mailing address and school boundary do not necessarily match.

Before buying, look up the parcel and applicable municipal or planning boundaries with the responsible planning office. A master plan guides future decisions; it is not approval of every possible project or a construction timetable.
Let’s talk about your California plans

Tell me what you are hoping to find, or what you have loved about the home you are ready to sell. I have lived in Calvert County for more than 40 years, and I would love to help you figure out the next chapter. We can start with a conversation. No need to have the whole plan worked out first.
