Living in Saint Leonard, Maryland
Local history, outdoor possibilities, and finding the setting that feels like home.

Let’s get to know Saint Leonard
Saint Leonard is worth a closer look if your home search includes outdoor space, a neighborhood setting or a connection to the water. Start with what you would like to do once you get home: sit on the porch, garden, work on a project or head out for a walk. That helps us narrow the search much more than a long list of adjectives.
I have lived in Calvert County for more than 40 years and call Huntingtown home. When we explore Saint Leonard, I will help you compare the property itself with the life around it. A big porch is inviting. Finding out how much of the weekend you want to spend maintaining the yard is also a useful conversation.
A little Saint Leonard history
The county’s historical account describes the earlier St. Leonard Town being attacked and largely burned by British forces in July 1814, with the present town location beginning to develop during the 1800s. Its heritage also includes the Polling House and Grover’s Field, which the county’s master plan identifies as a place where team sports were integrated in Southern Maryland. There is more local history here than you might guess from a quick drive through.

Finding the right property setting
A Saint Leonard address can mean different property settings and different routes to daily services. Walk the lot, review the plat and ask about restrictions before planning the fence, workshop or garden. If a listing mentions beach or water access, confirm the rights, fees and rules in the documents. A view and an access right are not interchangeable.

Everyday life: the routes that matter
Test the routes to groceries, healthcare and the activities that fill your calendar, including trips toward Prince Frederick or Lusby. Pay attention to the local road from the driveway to the main route. The home that fits you is the one whose everyday practicalities work along with the rooms and yard.

Try the commute before you commit
Try the drive to work at your actual travel times, whether you are heading north or south. Include local access roads and the full trip to your office or base entrance. If your routine takes you across the Thomas Johnson Bridge, test that part of the route as well; it belongs in the decision, not as a surprise after moving day.
Before you buy in Saint Leonard: my verification checklist
You can love a house and still ask plenty of questions. Once a home makes your shortlist, we will work through the details that affect your plans, your budget and your everyday life.
- Water: confirm whether the home uses a private well, community system or public supply. For a well, ask about records, water quality testing, yield and equipment condition. Start with Calvert County Environmental Health for well information and county Water & Sewer for public-service questions.
- Sewer or septic: confirm the actual system. For septic, review available permits, capacity, maintenance, inspection findings and the replacement area; discuss planned additions with Environmental Health. For sewer, confirm the provider, connection status and charges with the utility. My Calvert County septic guide explains the questions to bring.
- HOA and community space: ask whether membership is mandatory, what dues cover, whether assessments are planned, and what the covenants allow. Review the documents for the specific property, including shared land and road maintenance. That open space behind the yard deserves a look on the plat, too.
- Flood zones and insurance: look up the address at the FEMA Flood Map Service Center, review drainage and any known flooding, and ask your insurer and lender about coverage and requirements. A mapped zone is a starting point, not a promise that water will never be a problem. See my Calvert County flood maps and insurance guide.
- Internet and cell service: use the FCC National Broadband Map to check reported service, then confirm installation, upload and download speeds, pricing and any construction costs directly with the provider at the exact address. Test cell reception at the house. The FCC explains how to use its map; my rural internet guide helps you plan the follow-up questions. A home office works better when the video call does, too.
- School assignment: use the CCPS School Zone Locator and confirm elementary, middle and high school assignments, transportation and any boundary questions with the district. Do this for the property itself, even if the listing names a school.
- Access, boundaries and improvements: review the survey or plat, shared-driveway agreements, easements, permits and maintenance responsibilities. Ask how they affect the fence, garage, garden or other changes you have in mind.
- Inspections and daily routine: arrange appropriate inspections and test the commute and regular errands. My Calvert County home inspection guide is a useful place to start.
We will use the property records, association documents, utility providers and the appropriate professionals to fill in the answers. If you are just getting started, my Calvert County buyer’s agent page explains how I help with that process.
Selling a home in Saint Leonard
Tell me what you have enjoyed about living here. We can use those details to help buyers understand the property, then build a pricing and preparation plan around relevant closed sales, current competition, condition and the lot. A townwide average is a starting point; your home deserves a closer look.
We will discuss which projects are worth doing, photography and the questions buyers are likely to ask. My selling guide explains how we can get started.
Planning changes: what is happening and what is proposed?
As of October 13, 2026, the county’s update page says it anticipates initiating the next St. Leonard Town Center master plan update in late 2027 or early 2028. Following public feedback, a rural-commercial designation is no longer under consideration in that process; the county describes considering a major or minor town-center designation. This is a future planning process, not an adopted replacement plan or a promise of new construction.

The previous reorganized master plan was adopted in November 2013, and the county’s current town-center page links to the plan and zoning documents. Check those documents, subsequent amendments and the actual parcel with Planning & Zoning. The Saint Leonard mailing area and town-center boundary are different starting points.

Before buying, look up the parcel and the town-center boundary with Planning & Zoning. A master plan guides future decisions; it is not approval of every possible project or a construction timetable.
