Why I am a good fit for a Coast Guard move

Coast Guard families tell me the same thing over and over: agents treat them as an afterthought. Smaller service, smaller commands, and a lot of Realtors who only know how to talk about Fort Meade. That is a mistake, because your benefit is identical, your timelines are just as tight, and your BAH is just as real. I treat a Coast Guard PCS exactly the way I treat any other set of orders, which is to say seriously and on your calendar.
Practically, the Curtis Bay commute rewards people who understand the Patapsco. Coming up from Pasadena or Riviera Beach on Route 2 and 173 is short and predictable. Coming across the harbor is not. That single fact reshapes the search, and it is the first thing I sort out with you.
Where Coast Guard families look
Pasadena and Riviera Beach are the closest and the most water-oriented. If you want a boat and a slip, this is the part of the county that makes it easy, and prices are still reasonable compared to Annapolis. Glen Burnie and Brooklyn Park give you the shortest drive and the lowest entry price, with variation block by block that a map will not show you. Severna Park and Arnold cost more and buy you schools and a more established feel with a fifteen-to-twenty-five-minute run.
Older housing stock is common on this side of the county. Knob-and-tube, original panels, and aluminum branch wiring show up regularly, and they matter because a VA appraiser will flag safety items. I look for those things at the showing rather than letting them surface in the appraisal.
VA assumptions for Coast Guard buyers and sellers
Your VA benefit is the same as every other service, and so is the assumption process. I have closed several VA loan assumptions and I look for them actively in Anne Arundel, where a lot of owners are sitting on notes from the low-rate stretch.
Here is the shape of it. You take over the existing loan at its existing rate. The funding fee is one half of one percent of the balance rather than the standard purchase charge. You still qualify with the servicer on credit and income. And you cover the difference between the purchase price and the loan balance in cash or through a second lien, because the assumed loan does not grow.
The seller-side warning applies here as much as anywhere. If a non-eligible buyer assumes your loan and no eligible veteran substitutes entitlement, your entitlement stays with that mortgage until it is retired. For a Coastie with another transfer coming, that is a real constraint on the next purchase. I raise it early, in writing, and we decide with open eyes.
Selling near the Yard
Anne Arundel buyers are picky and the inventory is uneven, so preparation pays here more than in most markets. I walk the property before it lists, we address the items that would cost us leverage at the inspection, and we price against real competition. Then I negotiate. That is what the MCNE work is for.
