Why I am a good fit for a JBAB move

What makes JBAB different is that the map lies to you. A house six miles away in Alexandria can take longer to reach than one twelve miles out in Fort Washington, because everything depends on which crossing you use and when. South Capitol Street, the Wilson Bridge, and I-295 each behave differently, and they behave differently again on a Friday. I sort that out with you before we look at a single listing, because it is the variable that decides whether you like your life here.

Where JBAB families look

Oxon Hill and National Harbor are the closest Maryland options, with National Harbor offering a condo-and-townhome lifestyle that appeals to unaccompanied or short-tour arrivals. Fort Washington gives you more house and more land along the river with a manageable run up 210 and across. Temple Hills and Camp Springs sit close to the beltway with a wide range of prices. Clinton and Upper Marlboro trade commute time for space, and they overlap with the Joint Base Andrews market, which gives you options if your household has two duty stations to satisfy.

A note on condos, because National Harbor makes this live. A condo project has to be on the VA approved list before a VA loan can close there. Buyers discover this after they are under contract more often than you would believe, and it costs them the house. It is a two-minute check that I do before we tour.

VA assumptions around the District

I have closed a number of VA loan assumptions and this market produces good candidates because of how fast it turns over. Plenty of owners here bought during the low-rate years and are now moving on orders, which is exactly the setup an assumption needs.

The structure is straightforward. You take over the seller's existing VA loan at its existing rate. The funding fee is one half of one percent of the balance rather than a full purchase fee. The servicer underwrites you on credit and income. And the difference between the price and the loan balance comes from your pocket or a second lien, because the assumed loan does not increase.

Sellers need the counterpart. If the person assuming your loan is not VA-eligible and does not substitute entitlement, your entitlement remains attached to that mortgage until it is paid off. Around here, where people move constantly, that can quietly block your next purchase. I put the tradeoff on paper and let you make the call with real numbers instead of a vague warning.

Selling near JBAB

Turnover cuts both ways, and a well-prepared listing stands out in a market where a lot of sellers are rushed. I walk the property first, we handle what a VA appraiser would flag, and we price to the buyers who are shopping this month. Then I negotiate the inspection response rather than accepting it, which is where hurried military sellers most often leave money behind.
