
Andrews is a fast-turn base. People arrive on short notice, they house-hunt on a long weekend, and they need somebody who already knows the answers. I am forty-five minutes south of the Main Gate and I have been doing this here for two decades.
Why I am a good fit for an Andrews move

About half of what we close every year is a VA buyer or a VA seller, so the paperwork, the appraisal quirks, and the timing pressure of a military purchase are ordinary work for us rather than a once-a-year event.
What I bring to an Andrews search is specific. Which gate you badge through changes your entire commute math, and most incoming families do not learn that until after they have signed a lease. Allentown Road puts Clinton and Camp Springs practically next door. Coming up Branch Avenue puts Brandywine and Waldorf in play. Pearl Harbor Gate changes the calculus again. I ask which gate you use in the first conversation, because it narrows a forty-mile radius down to something you can actually shop in a weekend.
I also know this market well enough to tell you when a listing is priced to sit. Prince George's County has real pockets of value and real pockets of trouble within the same zip code, and a block matters more here than a school district line.
Where Andrews families look
Clinton and Camp Springs are the closest, and the tradeoff is mostly age of housing stock. Upper Marlboro gets you land and newer construction with a longer drive. Brandywine has been building steadily and appeals to families who want a new build with a warranty. Accokeek and Fort Washington sit along the river with easy access to the beltway. Waldorf, in Charles County, is where a lot of Andrews families end up when they want more square footage per dollar, and it is squarely in my territory.
If your spouse works in DC or at the Navy Yard, say so early. That changes the answer completely, and it usually pushes the search north and west of where you would otherwise look.
The VA assumption conversation
I have handled a good number of VA loan assumptions, and around Andrews they are worth asking about on every listing. When a seller carries a note from the low-rate years, taking over that loan can cut hundreds off the monthly payment compared to financing fresh. The funding fee on an assumption is a fraction of a point rather than the full charge, which helps too.
The catch is the equity gap. If the house sells for $520,000 and the existing VA loan balance is $370,000, somebody has to bring $150,000. That is cash, a second lien, or a deal that does not happen. I run those numbers before we tour, not after you have fallen in love with the kitchen.
Sellers need the other half of the picture. Letting a non-eligible buyer assume your loan without substituting entitlement means your VA benefit stays parked on a house you no longer own. I have seen that block a family at their next station. We do not let it happen quietly.
When Andrews is the base you are leaving
Short-notice orders are normal here, so I price and market to your report date rather than to a wish. We handle the pre-list repairs that would otherwise show up on a VA appraisal, we market from day one, and we negotiate the inspection so the settlement holds. If you are moving to a station outside my area, I will interview agents there and hand you a short list I would use myself. That costs you nothing.
