Why I am a good fit for a Pax River move
I am Dawn Riley, an Associate Broker and Master Certified Negotiation Expert (MCNE) based in Huntingtown, about forty minutes up the road. Pax River families are not a side specialty for me. They are a standing part of my week, and roughly half of everything The Riley Team closes involves a VA buyer or a VA seller.
Here is what that buys you. I know that the Gate 1 line on Three Notch Road behaves very differently at 0630 than it does at 0730, and that the difference is worth about fifteen minutes of your morning. I know Webster Field down in St. Inigoes is its own commute and that people who work there rarely want to live north of Leonardtown. I know which Wildewood streets back to the trees and which back to the parking. And I know that the Thomas Johnson Bridge is the single biggest variable in a Lusby-to-Pax commute, because I have driven it in every season and every kind of weather.
That is local knowledge you cannot get from a relocation packet. It is also the difference between a house that works for three years and a house you resent by month four.
Where Pax River people actually live
California and Lexington Park put you closest to Gate 1 and to the shortest commute. Wildewood is the neighborhood most incoming officers hear about first, and for good reason. Great Mills and Hollywood trade a few minutes of drive time for more lot. Leonardtown gives you a real downtown, a farmers market, and a fifteen-to-twenty-minute run in.
Then there is the Calvert side. Lusby, Solomons, and Chesapeake Ranch Estates sit across the bridge, and buyers are often surprised at what the same money buys over there. Water access, bigger lots, lower price per square foot. The tradeoff is the bridge. If you can leave before the backup builds, it works beautifully. If you cannot, I will tell you that before you write an offer, not after.
VA assumptions: the play most agents in this market have never run
I have closed a number of VA loan assumptions, and Pax River is where they come up most. A VA loan is assumable. If the seller has a 2.75 percent note from 2021 and you take over that loan instead of financing at today's rate, the payment difference on a $500,000 house is not small. It is often the difference between qualifying and not qualifying.
There are two things that trip people up. First, you have to cover the gap between the sale price and the remaining loan balance in cash or a second lien, because an assumption does not stretch the loan. Second, and this is the one that hurts sellers: if the buyer taking over the loan is not VA-eligible and does not substitute their own entitlement, the seller's entitlement stays tied to that house until the loan is paid off. Sellers who did not understand that have found themselves unable to use their VA benefit on the next duty station. I walk both sides through it before anyone signs.
Servicer processing is the other reality. Some assumption packages move in forty-five days. Some take three months. I build that into the contract dates instead of discovering it during the ratified period.
Selling when you are the one PCSing out
Orders come with a date, and the date does not move. I price to that date. If your report date is ninety days out, we do not test a number for three weeks and then reduce. We price where the buyers are, market it hard from day one, and negotiate the repairs so a VA appraisal does not stall the settlement. If you are heading somewhere I do not cover, I will interview agents at your next station and hand you two or three I would trust with my own family, at no cost to you.
